  • Applicants

    • All occupants 18+ must submit a separate application.
    • Valid government-issued photo ID required.
    • SSN or ITIN required for each applicant.
    • Occupancy limited to 2 persons per bedroom.
    • Applications valid for 30 days from submission.

  • Credit

    • Credit history reviewed for all applicants.
    • Open bankruptcies are automatic disqualifiers.
    • Adverse reporting (collections, charge-offs, judgments) may result in denial or additional deposit.

  • Income

    • Household gross income must be at least 3× monthly rent.
    • Employment and income verified via pay stubs, bank statements, or employer contact.
    • Self-employed applicants may need additional documentation.
    • Qualified co-signer may be accepted if income requirements aren't met.

  • Rental & Criminal History

    • Negative rental history may result in denial.
    • Eviction filings within the past 5 years are grounds for denial.
    • Felony convictions within 7 years reviewed case-by-case.
    • Registered sex offenders will not be approved.

  • Pets

    • Pets permitted only in homes designated pet-approved.
    • Certain breeds may be restricted — see listing details.
    • Non-refundable pet fee and/or monthly pet rent may apply.
    • Current photo of each pet required with application.

  • Renter's Insurance

    • Renter's insurance with Liability to Landlord coverage required.
    • Proof of insurance required before move-in and throughout the lease.

What Happens After You Apply

Once your initial application is received, our team begins the screening process. Most applications are processed within 1–5 business days.

Step 1 — We Review Your Info

Your contact details and qualification info are reviewed by the leasing team.

Step 2 — Screening Link Sent

You'll receive a secure link by email and text to complete identity verification, income docs, and background/credit screening.

Step 3 — Background & Credit Check

We run credit checks, criminal background, public records (evictions & bankruptcies), employment and income verification, and landlord references.

Step 4 — Decision & Next Steps

Once screening is complete, our team will reach out with a decision and instructions to secure the home.

  • Is there an application fee?

    Yes, a non-refundable application fee is charged per applicant to cover the cost of the background and credit screening. The fee is collected during the screening step, not on this website.

  • Does every adult in the household need to apply?

    Yes. Every occupant 18 years of age or older must submit a separate application and complete the screening process individually.

  • What are the qualifications to rent?

    Review the Application Criteria section above. In general, applicants need combined household income of at least 3× the monthly rent, acceptable credit and rental history, and a clear criminal background check within the applicable lookback periods.

  • Do you accept co-signers?

    In some cases, a qualified co-signer may be accepted if the primary applicant does not independently meet the income requirements. Contact our leasing team to discuss your situation.

  • How long does the application take to process?

    Most applications are processed within 1–5 business days, depending on how quickly we can verify employment, income, and rental references. Incomplete applications may take longer.

  • Are pets allowed?

    Pets are allowed in homes specifically designated as pet-approved. Check the property listing for pet eligibility, applicable fees, and any breed restrictions.

  • What if I have no prior rental history?

    First-time renters are welcome to apply. Additional documentation or a co-signer may be required. Reach out to our team if you have questions before applying.

  • How do I pay my security deposit and first month's rent?

    Once your application is approved, our leasing team will provide detailed instructions on payment methods and amounts required to secure the home.
